Unit 

This option is used to maintain the master details of Units available in Property and Block(s). Units can be flats, Shops, individual rooms, open space, which are available to prospective tenants. There can be one or more owners in each unit or more than one unit can be owned by single owner. Here Owner authorizes the Company to collect the rent and the maintenance charges from the tenant. The managing company in turn makes the payments to the owners after deducting maintenance charges fixed and any other expenses towards maintenance of the property.

Unit List
Unit Details has been divided in to five tabs Details , Features ,Owners , Charges ,
X-Tenants Following unit details are maintained.

Details Tab
Field Name Description
ID

Enter an unique ID for the Unit, to uniquely identify in entire application form other Unit. ID cannot be less than 5 digits and can be entered to a maximum of 10 Digits. ID can be a combination of alphanumeric characters. No Spaces are allowed.

Name

Enter the Unit Name. It accepts alphanumeric characters. Maximum allowed length for unit name is 35 Characters.

Property

Select the property from list under which the current unit is located

Block

Select the block from list under which the current unit is located

Communication Details

The Address details of the Proerty is automatically loaded into these fields as the property is selected.

Security Deposit

Enter the Security Deposit required for this unit.

Charge Code

Select the Charge Code under which any receipts for security deposit is to be accounted

Unit Type

Select the unit type from list for the unit

Last Maint.

Enter the date of major maintenance done on unit.

Area

Enter the area of the unit in square feet.

Floor

Enter the Floor number of the Unit

Notice for Vacating

Enter in days the number of days required in advance the tenant should inform the management company before vacating the unit.

Lease renewal

Enter in days the, number of days required, in advance the tenant should inform the management company before he wants to renew the lease.

Manager

Select the Manager for this unit from the list

Status

Select the Staus for Unit. It can be Active or In-Active

Other Infomation

Enter any information about the Unit in 1000 characters for future reference. This field can be empty.

Features Tab
Field Name Description
Utilities

A list of Utilities are shown. Select all the applicable utilities for the unit

Special Features

A list of Special Features are shown. Select all the applicable Features for the Unit

Owners tab
Field Name Description
Owner Name

Select the Owner name from the list who owns the current unit

Ownership Percentage

Enter the percentage of ownership in unit of the owner

Once both the above filed is selected click on the add button to save the Onwer name and percentage. To modify or delete the exsisting owners click on the ownership record in the List of Owners, make the changes then clck on Update or Del respectively.
The total of the percentage should be equal to 100.
Charges tab
Field Name Description
Charge Code

Select the charge from the list that has to be charged from Owner or Tenant for the current Unit. The same charge code is used for accounting.

Frequency

Select the Payment Frequency from the list. This specifies the period for the recurring charges that has to collected from Owner or Tenant for the current Unit

Amount

Enter the Amount for the chagres.

Charge To

Select from list for whom this current charge applies.

From

Select the date from Calender which specifies the begin date for charging the charges.

To

Select the date from Calender which specifies the end date for charging the charges.

X - Tenats Tab
Description

Under this Tab the list of all the previous Tenants for this Unit is displayed for reference.
