Lease 

This form is used to enter the Lease details of the units. Using this form user can add, modify or delete the Lease information or existing tenants or New tenants. Once the tenant is allotted a unit by the company, then user has to select the Applicant ID, all the pre-entered details will be displayed. User can also do necessary modifications which are required. ID once allotted cannot be changed. User can update the pre-entered charge details against unit etc.

Description

Enter or select the required criteria in the fields and click on Go button to filter the lease list.


Lease Details has been divided in to two tabs Details , Lease , Charges. Following Lease details are maintained.

Details Tab
Field Name Description
Click on the lookup button to select the Applicant, exsisting Teanants or X-Tenants with the company is executing a Lease. Once the user select any of the above corresponding details are loaded in the corresponding controls below.

Field Name Description
Property Name

Select the Property Name from the lookup. where the vacant unit is located.

Block

Select the Block from the lookup. where the vacant unit is located.

Unit Name

Select the Vacant Unit Name from the lookup.

Agent name

Select the Agent name from the look up who has introduce the propective tenant to the management company. This field can be empty

Security Deposit (Standard)

This is a read only field. It shows the Standard Security Deposit Required when letting out the selected Unit.

Security Deposit (Current)

Specify the actual Security deposit received from the propective tenant for the selected unit in this Lease agreement

Vacating Units

Enter in days the number of days required in advance the tenant should inform the management company before vacating the unit.

Lease Re-newal

Enter in days the, number of days required, in advance the tenant should inform the management company before he wants to renew the lease.

Lease Start Date

Enter the date of, from when the lease is in effect.

Term

Enter the term of the lease.

Lease End Date

Enter the date of, from when the lease will expire.

Move-In Date

Enter the actual date of , when the propective tenant moved in the Unit or occipied the unit.

Move-Out Date

Enter the actual date of , when the tenant moved out of the Unit or vacated the unit

Charges tab
Field Name Description
Charge Code

Select the charge from the list that has to be charged from Tenant for the current Unit. The same charge code is used for accounting.

Frequency

Select the Payment Frequency from the list. This specifies the period for the recurring charges that has to collected from Tenant for the current Unit

Amount

Enter the Amount for the chagres.

From

Select the date from Calender which specifies the begin date for charging the charges.

To

Select the date from Calender which specifies the end date for charging the charges.

Late Fee Applicable

Check the box if late fee is applicable for the current editing charge if tenant falis to pay on the due date and vice-versa.
